The following report is the current status of the project. Sun Valley Club, LLC purchased the land consisting of a contigous 41.822 acres of land on May 19, 2023. Since, the date of acquisition the managing members have completed the following tasks.
- Site Acquisition: The land was purchased on May 19, 2023 in the name of Sun Valley Club, LLC, the current title holder, without any liens, encumbrances, easements, ROW or other items that would present a defect.
- The managing members immediately began site clean up by removing all trash and debris on the property, old abandoned vehicles, an old vintage home and miscellaneous farm tools and implements.
- The managing members engaged an Texas Registered Engineering firm to conduct a hydrology study and to address certain areas of the tract under FEMA A-E zone. The engineering firm must file with FEMA an LOMR to reclaim more than 25 acres from the A-E zone.
- The engineering firm was engaged to provide the site plan based upon the concept planning of the property.
- The site plan has been presented to Ellis County Department of Development and no requirement were given to alter the existing improvement plans.
- Sun Valley Club is in the process of raising funds for Phase I of the development.
